Board updates public on last stages to complete Cromwell’s Gair Ave
The Cromwell Community Board has given the green light for the engineering design to complete the Gair Avenue development that will deliver a range of housing types including more affordable options.
A previously confidential report from the June meeting was approved for public release following the Board’s meeting at Cromwell on Tuesday 2 August 2022.
In the resolutions, the Board approved a five-staged approach to completing the last stage of Gair Ave.
Approval has been given for engagement of contractors by open market tender to commence construction of Stage 1, with the sum of $1.5m allocated for this portion of the development.
It was exciting to have reached this stage of the development, Cromwell Community Board chair Anna Harrison said.
“This project gives a range of options for housing to help solve a residential housing shortage in the district and that is a positive step.”
The Board aims to achieve more affordable options through different housing typologies which include semi-detached and terrace housing on smaller building footprints, which is consistent with the Cromwell Masterplan objectives.
The costs associated with funding the development have been included in the CODC’s 2021-2031 Long-term Plan.
What will happen next
Urban and engineering design will commence, which includes laneways, streetscape and public open space, street lighting and the super lot concept design for semi-detached and terraced housing. This will be followed by construction.
Real estate agents will be invited to submit proposals for their services in marketing and sale of sections, and to test the market for interest by offering pre-sales (subject to granting of subdivision consent).
Stage 1 construction phase could begin this time next year, in 2023, with the titles issued in the first six months of 2024.
The design of the semi-detached and terraced houses will need to be completed. After that, the Council, will invite tenders for an estate agent to market the property.
Stage 1 will then go on the market for the first nine detached lots and the two additional concept designs (semi-detached and terraced houses) will be sold off plan.
The whole development has an estimated time frame of just over five years to complete.
