At the meeting on Wednesday 24
August, the Central Otago District Council will receive a report on Plan Change
14.
Plan Change 14 is a private plan
change which creates a new zoning “Rural Resource Area 5” at Shannon Farm on
Ripponvale Road, Cromwell.
The plan change will deliver an
integrated rural lifestyle subdivision and development, including re-zoning of
142 hectares of rural land. The development will deliver 160 allotments ranging
from approximately 2000m2 to 3 ha and approximately 29 ha of productive cherry
orchard.
The proposal was originally
declined by Council-appointed hearings commissioners and appealed to the
Environment Court, and was subsequently approved following an Environment Court
mediation.
The mediated outcome contains a
number of amendments to the original request, which address matters raised in
the Council decision.
“This is a significant
development not anticipated by the Cromwell Spatial Plan,” Cromwell Community
Board chair Anna Harrison said.
“However, the court decision
provides a positive outcome as it presents a range of additional residential
opportunities for the Cromwell community.”
